DRIVING DIRECTIONS: From Columbia go south on US63 3 miles south of Ashland to State Hwy A (Hartsburg Road). Immediately turn onto Arnold Lane. At the end of Arnold Lane turn right (north) on Old Hwy 63. Go about 200 feet and the property starts on the right (east) side.
LAND: This 78 acre tract is very well located being just a little over 2¾ miles south of Ashland between US63 Hwy and Old Hwy 63S. It has over 900 feet of frontage on Old Hwy 63S and a small amount of frontage on State Hwy A. The land is about 1/3 woods and 2/3 open land. The wooded part is hilly while the open part is gently rolling. There is an excellent lake site near Old Hwy 63S. This land is within 17 miles of Columbia and 13 miles of Jefferson City.
UTILITIES: Consolidated Public Water Supply District #1 has a 12” waterline and a 4” waterline running parallel to each other on the property running along Old Hwy 63S. Natural gas lines and CenturyTel phone lines (573-657-xxxx) are in the area.
ROAD: Old Hwy 63S is a state maintained concrete road. US63 Hwy runs along the east boundary, but there is no direct access to that road. The property has a about 100 feet of frontage on State Hwy. A, but the terrain there would make it difficult to use as access to the property.
